Who We Build For

Who are you building for?

Pain

Scope creep from trades that never read the same drawing, QS pricing off guesswork, and rework discovered on-site.

Question

Is solar + inverter + battery integrated from day one, or bolted on later?

Clarity = Tapcord Solution

One drawing set every trade works from, with a device schedule your QS can price before a single wire is pulled.

What We Deliver

Eight disciplines, one coordinated build.

Every system on the same drawing, placed to match the site - not a generic template.

The Standard

The Tapcord Standard - What We Never Compromise

  • Plasterboard ceilings throughout - no ceiling fans anywhere
  • Card pocket + switch plate inside door latch side at 1100mm, never behind the open door
  • RFID reader on the corridor side
  • Sockets bedside/desk/TV, wall monitor with control interface away from the cove
  • Guest rooms: calm warm perimeter cove only, away from the monitor wall
  • Corridors: continuous recessed cove + up/down sconce beside every door, full length
  • Apartment Master Suites only: textured stone feature wall behind bed with concealed uplighting + linear ceiling strips
  • VIP Saloon is the only space with a colour-tunable, dimmable layered strip
  • Reception + Event Hall: wood-slat feature ceiling with warm-white linear LED
  • Eatery: dark pendant clusters + wood-slat perimeter
  • Public spaces: dark, architectural, wood-toned
  • DB flush cover - DB-West/DB-East low height, matching the wall
  • Power Control Room: 2 boards + inverter + battery rack
  • Server Room (General Store): network rack + switch + NVR
  • Roof solar panels, weatherproof junction box at the pool wall
  • Fire: smoke in every room/corridor/stair landing, heat in kitchen/laundry, red break-glass at every exit + both stair landings on both floors, sounders in corridors + guest rooms, fire panel at reception
  • CCTV: small domes/bullets at entrance, reception, corridors, stairs, pool/VIP yard, and the perimeter

How We Work

A process built around site reality

01

Survey & Blind Spot Audit

We walk the site and map every blind spot before a single drawing is touched.

02

Design (Electrical Drawings)

Ground and upper floor plans, site plan, and device placement drawn to match site reality.

03

Legend / Schedule + 3D Validation

A3 printable legend, CSV schedule, and a 3D walkthrough validated at 1.6m eye height.

04

Supervision & Handover

On-site supervision through install, then a documented handover.

What Clients Say

Trusted for the details that matter

“The blind spot audit caught three Wi-Fi dead zones and a DB placed behind a door before a single wire was pulled. That alone paid for the drawings.”

Hotel Owner, Lekki

“I could walk through my house before it was built. The 3D pass at eye height made the switch and socket positions obvious in a way a 2D drawing never could.”

Homeowner, Lekki

“One drawing set every trade worked from. My electrician installed straight from the A3 legend with zero back-and-forth.”

FAQ

Questions we get asked

How long does the blind spot audit take?

48 hours from when we receive your plans. You get a device count and a list of coverage gaps - Wi-Fi dead zones, CCTV blind spots, DB placement, fire zoning - before any drawing work starts.

What file formats do you accept?

PDF, DWG, RVT, PLN, PNG and JPG. Upload as many files as you have - more context means a better audit.

What is 1.6m eye height validation?

1.6m is roughly the height a person actually sees a room from. We validate the 3D walkthrough at that eye level - not a bird's-eye render - so what you approve is what you'll actually experience standing in the room.

Why does the card pocket have to be on the latch side at 1100mm?

It's the position a guest's hand naturally reaches first on entry, in the dark, without searching behind an open door. Latch side, 1100mm - every time, no exceptions.

What's the difference between Clean and Annotated passes?

Clean is the building as it will look and feel - for presentation and approvals. Annotated overlays every device on the same shots - for your electrician, QS and fire inspector to price and install from.
